Shadwood Condominium

This 450-unit residential community, originally constructed in the 1970s, comprises twenty-one garden-style buildings. In 2021, CSG was retained to perform a comprehensive structural condition survey, which identified deterioration of the concrete balcony slabs requiring rehabilitation to restore structural integrity and extend service life. The recommended repairs included selective concrete restoration, installation of protective traffic-bearing membrane systems, and replacement of existing railings with new code-compliant aluminum assemblies. The work has been carefully phased and executed within a fully occupied environment, requiring detailed resident coordination, temporary access and protection measures, and sequencing strategies to maintain life safety while minimizing disruption. CSG is currently assisting the property with a phased building envelope rehabilitation program, which will include the replacement of existing vinyl siding with new fiber-cement siding and trim. This multi-year initiative is scheduled for implementation between 2026 and 2028 as part of the community’s long-term capital improvement plan.
