This 26-year-old, four-story, Class A office building represents Phase II of a three-phase roofing improvement program, following the successful recovery of its sister building the previous year. The existing ballasted EPDM roof system, installed during original construction, had exceeded its anticipated service life and was contributing to multiple active leak conditions affecting the top-floor office spaces.
In response to budgetary considerations, a full roof replacement was not the preferred course of action. CSG was retained to evaluate existing conditions and design a cost-effective roof system solution aimed at eliminating active water infiltration while maintaining a manageable capital expenditure for Ownership. The selected approach balanced performance, durability, and fiscal responsibility within the broader phased improvement strategy.
